Job Responsibility
- Daily inspection of condominium common area facilities serviced by appointed contractors, to ensure facilities are in tip-top condition.
- Monitor contractorsâ servicing of electrical, fire, lift, access, CCTV, and HVAC systems.
- Monitor contractorsâ servicing of recreational facilities such as pool, sauna, gym, etc.
- Monitor pest control to ensure building is free from termites, mosquitoes, etc.
- Monitor gardener to ensure plant health and good landscaping.
- Monitor cleaners to ensure common area cleanliness (carparks, driveways, corridors, basement, lifts, pool areas, etc.)
- Ensure twice-yearly water treatment and water backwash are carried out.
- Ensure that contracted vendors deliver quality work before payments are issued.
- When a contractor is terminated by the committee, source for new contractors and prepare bill of quantity for tender of work.
- For vendor repairs beyond contract coverage, prepare purchase requisitions and follow up with Administration/Finance Executive on purchase order and subsequent payments.
- Ensure timely licenses renewal (such as JKKP, ST, BOMBA, etc.) and regulatory compliance for electrical, fire, lifts, utility, telecommunications, and other building licenses.
- Work with government authorities to carry out statutory audit of facilities and share audit findings with the committee.
- Address, negotiate, and resolve issues with contractual vendors.
- Work with Corporate Communications Executive to ensure contracts are vetted by lawyer and contract terms are beneficial to the condominium.
- Responsible for proper filing of all contracts, licenses, and work requisition documents.
- Manage technicians to ensure daily routine inspection and record of water pressure, and electrical facilities are carried out.
- Supervise technicians in their performance of in-house maintenance works.
- Submit weekly techniciansâ job sheet, and monthly report on common area condition and contractorsâ work.
- Diploma/Degree in any property/building/electrical/ mechanical studies.
- Able to read building plans & drawings with knowledge of building services.
- At least two yearsâ experience in building management i.e., factory/mall/hotel/ etc.
- Good written and spoken communication is expected.
- Good inter-personal skills to negotiate and manage contractors, as well as, explain work in progress to building committee.
- Active roles as demonstrated in school and university extracurricular activities.
- This is not a sedentary job, and requires an active person who is detail-oriented and immaculate in maintaining building quality and appearance.
