What you'll do: 1) Real Estate Strategies and Plans

  • Determine the market potential of the brand through market studies, develop and implement expansion strategies and plans to drive business growth
  • Build a deep understanding of market, customer and channel trends, issues/opportunities, and competitor activity
  • Provide regular updates to senior management of changes in the retail environment and to prescribe countermeasures and propose improvement plans
  • Evaluate and explore alternative store formats/channels, economic and property models to drive long term growth
2) Site Acquisition and lease renewals
  • Lead the project team and work with the cross-function team to achieve the target number of store openings as per timeline.
  • Identify the best locations for new store openings, including market analysis, feasibility study, site visits, and site presentation
  • Build relationships with landlords and agents to ensure preferential access to new site opportunities
  • Negotiate with landlords for new sites and lease renewals, analyse and advise legal risk in tenancy and prescribe countermeasures accordingly.
  • Develop sales forecasts and business case for new sites
3) Existing Property Management
  • Optimize the current portfolio through rebuilds, extensions, renegotiations, and relocations and consolidations.
  • Oversee facilities and preservation through repairs and maintenance, including major capital expenditure projects.

; JOB REQUIREMENTS:

  • Candidate must possess at least a Degree in Real Estate, Property Management, Business Studies or equivalent.
  • Minimum 7 to 8 years of working experience in the areas of store expansion, retail development or property development.
  • Excellent business acumen- possesses in-depth understanding of market trends at analyzing and synthesizing market information
  • Experience with establish network with mall owners and partners
  • Strong negotiations skill will be required
  • Strong leadership and people management abilities
  • Entrepreneurial, customer-focused, and solution-minded
  • Thrives in a very fast-paced and dynamic environment and the ability to meet strict deadlines and follow through
  • Extremely detail oriented, well organized, strong problem-solving skills
  • Strong verbal and written communication
  • Willingness to travel as needed, primarily within Malaysia and Singapore, to oversee property developments and manage relationships with business partners.
