Our client, a leading organization in the property investment industry, is seeking a highly motivated individual to lead asset management responsibilities and grow a diverse property portfolio. This role will involve working with a passionate team of investment/transaction, facility management, and leasing & marketing professionals.

Job Description (Duties & Responsibilities)

Financial Strategy and Management:

  1. Lead the financial strategy for the portfolio, including business planning, budgeting, and financial projections.
  2. Manage cash flow for each property and the overall portfolio.
  3. Plan and execute asset management initiatives to enhance property income and value while reducing costs.
  4. Achieve and deliver financial strategy goals.

Risk Management:

  1. Implement proactive risk management strategies for the portfolio.
  2. Identify and assess potential risks, and develop plans to mitigate and minimize them.

Market Analysis:

  1. Stay updated on market trends, economic conditions, and regulatory changes.
  2. Conduct high-level property market research and analyze the impact on the portfolio to manage returns volatility.

Negotiation:

  1. Negotiate key property agreements and leases effectively.

Performance Review:

  1. Present monthly reviews and updates on property operations, performance, budgets, and leasing strategies to management.
  2. Identify areas for improvement, including operational efficiency.

KPI Monitoring:

  1. Periodically monitor and review portfolio KPIs and financial metrics.

Transaction Support:

  1. Assist in property transactions, including acquisitions and divestments.

Compliance:

  1. Ensure all properties and property SPVs comply with:
  2. Financial regulations, including tax laws, accounting standards, and reporting requirements.
  3. Industry regulations, including land matters, planning matters, and building by-laws.
  4. Lease, tenancy, and contract obligations.

Required Qualifications and Skills

Education:

  1. Minimum Bachelor's Degree in property or real estate, finance, economics, business, or a related field.

Experience:

  1. Minimum 15-17 years of experience in property asset management or related fields.

Skills:

  1. Strong analytical and critical thinking skills.
  2. Excellent communication skills.
  3. Detail-oriented and highly organized.
  4. Strong time management skills.
  5. A team player with a collaborative mindset.
